Lubrication of all gate lubrication pointsHinge pins, roller bearings, track surfaces, chain or belt drives, and pivot arm joints. Chain drives get a different lubricant than roller bearings. Getting this wrong accelerates wear instead of reducing it.
Motor load testMeasures the electrical current the gate motor draws during a full open and close cycle, flagging mechanical resistance building up anywhere in the system before it shortens motor life.
Sensor alignment checkAll photoelectric eyes and loop detector sensors verified for position and calibration. A misaligned sensor doesn't always stop the gate from working. It just stops it from working safely.
Hardware torque inspectionEvery hinge bolt, bracket screw and stop bolt checked and re-tightened to spec. Fifteen minutes of work that prevents the kind of hinge failure that bends a gate panel.
Limit switch drift check and recalibrationEliminates overtravel and unexpected reversals. Set last, after all mechanical adjustments are complete, because adjusting it before tightening hardware gives a false reading.
Weatherseal condition reviewThe rubber and foam seals on gate frames and motor housings, checked for the degradation LA's wet winters cause in unsealed joints.
Written condition reportA documented record of each checklist item: what was serviced, what was adjusted, and what to monitor going forward. Yours to keep, and useful if you ever sell the property or file a warranty claim.
